Between Flagler County to the north and the city of Ormond Beach on the south, on a stretch of barrier island separated from the mainland by the Halifax River lies Ormond By The Sea. It’s just a little way north of the intersection of Granada Bridge (SR 40) and Ocean Shore Boulevard (A1A). This area along the east coast of central Florida may be a little out of the way, however, it’s a popular place for surfers, surf fishers and others looking for a quiet beach. The sands are different in this area, sort of a red shell, with a steeper shelf toward the main road Ocean Shore Boulevard (A1A).

There is not much direct oceanfront development here due to the short land distance between A1A and the Coastal Construction Control Line that governs oceanfront building projects. However, plenty of oceanview real estate is located along the west side of A1A. Riverview and riverfront homes are along John Anderson Drive to the west. Construction ranges from older townhomes and condominiums to luxurious new single family residences. In some cases, older well situated dwellings have been razed to make way for new construction.

Ormond By The Sea (OBTS or OBS) is a relatively quiet place. There’s a feeling of isolation here and that’s the way most people like it. This is an unincorporated area of Volusia County. The rules seem to be different here. There is not much commercial development and it’s a bit of a drive to get to a shopping plaza or mall. There aren’t many upscale dining facilities. A few small places do offer lunch or breakfast. Pip’s Restaurant offers some entertainment. Ormond Beach Mall (more of a plaza) which has Publix as an anchor, is near the southern boundary of OBS. It’s probably the nearest location for grocery shopping. For dining and dancing, many people head south to Ormond Beach, Daytona Beach or north to Palm Coast in Flagler County.

Recreation in the great outdoors is big in Ormond By The Sea. The ever present Atlantic Ocean provides a backdrop for sailing, surfing, fishing, or just relaxing. West of A1A is the Halifax River (Intracoastal Waterway) and the Tomoka Basin. Popular with boaters, kayakers and jet-skiers the river offers more water-related enjoyment. For those who prefer to walk, hike or bike, there are miles of pedestrian walkways along the west side of A1A. The walkway stretches from Flagler County on the north to Ormond Beach on the south. Golfers in Ormond By The Sea will find the nearest course is the Oceanside Golf and Country Club in nearby Ormond Beach. Northward, Flagler County has some beautiful courses too. North of Ormond By The Sea is the North Peninsula State Recreation Area (NPSRA). The real estate in this area is not available for private development. It has been dedicated for conservation and recreational use. You’ll find Highbridge Road in the NPSRA. It takes bicyclists, motorcyclists, auto drivers and pedestrians on a 22 mile winding road through naturally beautiful and largely undeveloped areas from the beachside across the Intracoastal Waterway down to Old Dixie Highway on the mainland. The Bicentennial Park near the south boundary of Ormond By The Sea provides picnic areas, trails, racquetball courts, baseball fields and more. It is open to the public and is a great place to spend either a day at the beach swimming or surfing or taking it easy in the park itself. Locals and visitors to Ormond By The Sea make good use of the park.

Real estate is still available in Ormond By The Sea. There are residential lots waiting to be developed. Homes of varying styles and values are on the market as well. With the low-key profile that most residents prefer, Ormond By The Sea is a great place to get away from it all and enjoy the beautiful Florida outdoor lifestyle.

    I am so happy to hear positive remarks about my favorite town! I have lived in Ormond by the Sea for over 5 years now, and so many people drive thru without much thought. I love the peaceful lifestyle, friendly neighbors, and quiet stretch of beach. I have no complaints about this town! It is true there are not many shops and restaurants, but each one is a small town favorite. It is still close to Granada, but far enough that the traffic is never a complaint. I love bringing my kids to this beach…no cars, far less people, and amazing views! Plus, just a short walk down my street and I am at the Intracoastal! There are several beautiful “sunset parks” for everyone here to enjoy. I know I enjoy them regularly! There are affordable homes and condos here, and some really beautiful neighborhoods. I hope everyone gives Ormond by the Sea another look! Thanks for noticing it Waverly Property Group! Oh, by the way, my neighbor has their home listed with you and says they are very happy with Waverly. I hear they are also renting their home with you. If I decide to sell, I will definitely call Waverly!

As far as Ormond by the Sea, you are right! I have spent time there thanks to my clients, and it is such a unique town. The only complaints I have had was regarding the shopping, but if you are looking for a quiet getaway, this is the place! I love the proximity of the river and the ocean and how there are parks to enjoy both. Great planning for the residents of this truly Florida town!     I am also grateful to hear positive remarks about Ormond By The Sea. I have lived here for nearly 12 years and love this place. Normally, you only hear about Daytona Beach and Ponce Inlet. I would not trade this little piece of paradise for any other city or town. Thanks to the folks at Waverly Property Group for taking notice.
